LEGAL NOTICE: Please be advised there will be public hearings held during the City of Mason Zoning Board of Appeals meeting on Tuesday, September 24, 2019 at 7:00 p.m. in the City Council Chambers of the Mason Municipal Center, 6000 Mason-Montgomery Road, Mason, Ohio. The public hearings will be held to review the following items: PLN19-0079 A variance is being requested from the Mason Zoning Code, Chapter 1187.13 Signs in the B-3 Road Service Business District, for a property at 6209 Snider Rd. This section of the Zoning Code of the sign code limits the size of wall signs to one and a half (1-1/2) square feet per lineal of tenant frontage not to exceed sixty four (64) square feet. The applicant is requesting a variance to add additional text and logo to an existing wall sign that would exceed the maximum allowable sixty four (64) square feet. PLN19-0080 A variance is being requested from the Mason Zoning Code, Chapter 1162 HT-1 High Tech Light Industrial Development Standards for a property in the cul-de-sac of Stress Engineering Way. This section of the Zoning Code requires a twenty five (25) rear yard setback and a fifteen (15) feet side yard setback for parking. The applicant is requesting a variance for a parking area to have a rear yard setback of eight (8) feet from the rear property line, and ten (10) feet from the side property line. PLN19-0081 A variance is being requested from the Mason Zoning Code, Chapter 1159.8 B-3 Road Service Business District Development Standards for a property(s) at the southeast corner of State Route 741 and Kings Mills Rd. This section of the Zoning Code requires a two hundred feet lot width as well as, a forty (40) feet rear yard, and twenty five (25) side yard setback. The applicant is requesting a variance to subdivide an existing lot into a pair of lots, 1A and 1B, that would have one hundred ninety eight feet (198) feet and one hundred and sixty five (165) feet of lot width respectively. The applicant is also requesting a variance for a side and rear yard setback of less than ten (10) feet for a paved area. Anyone interested in reviewing the above listed variance requests may do so Monday through Friday, 8:00 a.m. to 4:30 p.m. at the City of Mason Engineering & Building Department, 6000 Mason-Montgomery Road, or may attend the Tuesday, September 24, 2019 Zoning Board of Appeals public hearing. 9-8/2019
