CITY OF RIVERSIDE BOARD OF ZONING APPEALS PUBLIC HEARING Notice is hereby given that the City of Riverside Board of Zoning Appeals will hold a public hearing at City Hall, 5200 Springfield Street, Suite 100, Riverside, Ohio 45431, on Tuesday, November 26th, 2019 at 7:00 PM, to hear the following Board of Zoning Appeals Cases; 19-0002 A variance request filed by Michael S. Stall, property owner of record for the property located at 4221 Blue Rock Road, Riverside, Ohio 45432, also identified as parcel ID #I39 101510 0006. The applicant is seeking a variance of Section 1107.05(C)(1)(D) of the City of Riverside Unified Development Ordinance to allow the construction of a garage expansion within the required side yard setback area. The applicant is requesting a variance of six (6) feet to allow the new garage wall to measure four (4) feet from the east side lot line where a ten (10) feet side yard setback is required within the R-2 zoning district. 19-0003 A variance request filed by Thomas Oakley, for Oakley Investment Properties, LLC, property owner of record for the property located at 4751 Linden Avenue, Riverside, Ohio 45432, also identified as parcels ID #I39 40106 0004 and I39 401505 0015 and known as Oakley Blacktop, Inc. The applicant is requesting variances for area, height and location regulated in sections 1115.01 of the City of Riverside Unified Development Ordinance to allow the construction of a major accessory structure within the B-2, General Business District. BZA authority is regulated by Section 1103.07 of the City of Riverside Unified Development Ordinance.
