LEGAL NOTICE: Please be advised there will be public hearings held during the City of Mason Zoning Board of Appeals meeting on Tuesday, July 30, 2019 at 7:00 p.m. in the City Council Chambers of the Mason Municipal Center, 6000 Mason-Montgomery Road, Mason, Ohio. The public hearings will be held to review the following items: PLN19-0046 A variance is being requested from the Mason Zoning Code, Chapters 1147.5 R-1 through R-4 Single Family Development Standards for a property at 2048 Winding Creek Ln. Section 1147.5 requires accessory structures in the R-3 zoning to have a minimum 15 feet setback from side and rear property lines. The applicant is requesting a variance for a carport to be constructed 13.5 feet from the rear property line. PLN19-0047 A variance is being requested from the Mason Zoning Code, Chapter 1147.5 R-1 through R-4 Single Family Development Standards for a property at 200 Northcrest Dr. Section 1147.5 requires a minimum one hundred fifty feet lot width, a minimum fifteen (15) feet side yard setback (with a total of fifty (50) feet), and maximum thirty five (35) percent maximum impervious surface ratio, within the R-1 zoning. The applicant is requesting a variance for a lot split that would give an accessory building, a five feet and, nine feet side yard setback (including paved areas) as well as an impervious surface ratio of approximately seventy five (75) percent. PLN19-0048 A variance is being requested from the Mason Zoning Code, Chapter 1147.5 R-1 through R-4 Single Family Development Standards for a property at 3727 Carmelle Woods Dr. This section of the Zoning Code does not allow accessory structures in a front yard. The applicant is asking for a variance to construct a detached garage in a front yard of the property. Anyone interested in reviewing the above listed variance requests may do so Monday through Friday, 8:00 a.m. to 4:30 p.m. at the City of Mason Engineering & Building Department, 6000 Mason-Montgomery Road, or may attend the Tuesday, July 30, 2019 Zoning Board of Appeals public hearing. 7-14/2019
