LEGAL NOTICE: Please be advised there will be public hearings held during the City of Mason Zoning Board of Appeals meeting on Tuesday, January 26, 2021 at 7:00 p.m. in the City Council Chambers of the Mason Municipal Center, 6000 Mason-Montgomery Road, Mason, Ohio. The public hearings will be held to review the following items: PLN20-0149 A variance is being requested from the Mason Zoning Code, Chapter 1171.7.Accessory Uses in All Zoning Districts, for a property at 503 Miller Dr. This section of the Zoning Code limits the total size for any and all accessory structures to no more than thirty five percent (35%) of the total square footage of the principal structure. The applicant is requesting a variance for a detached garage to be larger than the allowable thirty five percent (35%) of the property's principal structure (house). PLN20-0150 A variance is being requested from the Mason Zoning Code, Chapter 1172.11 Animal Hospitals, Veterinarian Clinics and Kennels for a property on the north side of Water Park Dr. This section of the Zoning Code requires all structures including fencing to be at least one-hundred (100) feet from any side and rear property line abutting a business district. The applicant is requesting a variance for fencing to be located ten (10) feet from the eastern (side) property line as well as forty (40) feet from the northern (rear) property line. The applicant is also asking for a variance for fencing to be higher than the allowable six (6) feet.
