- PUBLIC HEARING NOTICE - BEAVERCREEK TOWNSHIP BOARD OF ZONING APPEALS The Beavercreek Township Board of Zoning Appeals (BZA) will hold a public hearing in the Community Room on the lower level of the Beavercreek Township Fire Station #61, located at 2195 Dayton Xenia Rd., on Wednesday, July 17, 2024, scheduled to begin at 6:00 p.m. to hear the following Cases. Case # 876: A request from Kristie and Harold Gotwald of 2314 Old Post Road, Beavercreek, Ohio 45434 further identified as Parcel # B03000200320003900. The nature of the request is to seek a variance from Article 18 Section 18.06 of the Beavercreek Township Zoning Resolution to allow for five foot (5') fencing to be located in the front yard area of a corner lot. This property is located in an R-1B Zoning District. Case # 877: A request from Seyed (Ebi) Maki of 1671 Grand Portage Trail, Xenia Ohio 45385 further identified as Parcel # B03000200380007600. The nature of the request is to seek a variance from Article 18 Section 18.05 (5) of the Beavercreek Township Zoning Resolution to allow for the addition of an accessory structure that exceeds the maximum square feet. Specifically, a raised solar panel structure in the rear yard that will exceed the maximum square feet allowance by approximately nine hundred and fifty (950) square feet. This property is located in an PUD R-1AA Zoning District. This notice was processed for publication by Community Development Director Andy Ehrhart in accordance with state requirements. The BZA action is the final determination on the request, unless otherwise appealed to the Court of Common Pleas.
