Legal Notice: Please Be Advised There Will Be

LEGAL NOTICE: Please be advised there will be public hearings held during the City of Mason Zoning Board of Appeals meeting on Tuesday, April 30, 2019 at 7:00 p.m. in the City Council Chambers of the Mason Municipal Center, 6000 Mason-Montgomery Road, Mason, Ohio. The public hearings will be held to review the following items: PLN19-00008 Three variances are being requested from the Mason Zoning Code, Chapter 1187.11 Signs in The B-1 Central Business District for a property at 110 W. Main St. This section of the Zoning Code limits the size of a wall sign facing a parking lot to eighteen (18) square feet. The applicant is requesting a variance for a mural to be painted on the side wall facing the west parking lot to be nine (9) feet tall by thirty five (35) feet long (315 square feet). PLN19-00009 A variance is being requested from the Mason Zoning Code, Chapter 1147.5 R-1 through R-4 Single Family Development for a property at 136 Mason-Montgomery Rd. This section of the Zoning Code requires a twenty five (25) feet setback from side and rear property lines for accessory structures. The applicant is requesting a variance for an in-ground pool to be twenty (20) feet from the rear property line. PLN19-00010 A variance is being requested from the Mason Zoning Code, Chapters 1159.8 as well as 1187.13 Signs in the B-3 Road Service District for a property at the southeast corner of State Route 741 and Kings Mills Rd. Section 1159.8 does not permit accessory structures in a front yard and Section 1187.13 limits the height of ground signs to six (6) feet for a single tenant building in addition to limiting the number of gasoline price signs to one (1). The applicant is requesting a variance for an accessory structure to be located in a front yard, a taller than allowable ground sign, as well as multiple gas price signs on the canopy. PLN19-00011 A variance is being requested from the Mason Zoning Code, Chapters 1159.8 Development Standards for a property near the southeast corner of State Route 741 and Kings Mills Rd. (Kings Mills Plaza) Section 1159.8 requires minimum two hundred (200) feet lot width for lots in the B-3 zoning. The applicant is requesting a variance for approximately a one hundred seventy three (173) feet wide lot width. Anyone interested in reviewing the above listed variance requests may do so Monday through Friday, 8:00 a.m. to 4:30 p.m. at the City of Mason Engineering & Building Department, 6000 Mason-Montgomery Road, or may attend the Tuesday, April 30, 2019 Zoning Board of Appeals public hearing. 4-14/2019
